    Before you buy on a Cove park

    Cove runs 14 parks across 8 counties in England and Scotland. Some are residential and some are holiday parks, so establish which kind you are looking at before anything else. The two work differently and the paperwork is not the same. Residential park or holiday park?

    If it is residential. Ask for the written statement early. It covers the pitch fee, the park rules and what happens when you come to sell. Ask when the pitch fee review date falls and what the last three increases were. What a written statement contains and how pitch fee reviews work

    If it is a holiday park. Ask how long the season runs and whether you can stay year-round. Ask what the site fees cover, when they are reviewed, and what the licence says about how long you can keep the caravan on the pitch. A guide to site fees and holiday park contracts

    Ask how you would sell. On both kinds of park the answer differs from selling a house, and it is easier to ask now than to find out later.

    Go and stand on the plot. Where the sun falls, where you park, how far the bins are, who is either side. Photographs will not tell you any of that.
