THESE SITE RULES ARE INTENDED FOR YOUR SAFETY AND BENEFIT. WE MAKE EVERY EFFORT TO MAINTAIN THE PARK TO THE HIGHEST STANDARDS BUT IT IS YOUR RESPONSILBILITY TO CARE FOR YOURSELVES AND YOUR PROPERTY AND WITH CONSIDERATION FOR THE PARK AND OTHER OWNERS.

1. HOLIDAY HOME CONDITION SURROUND AND SECURITY:
(I) During the closed season (Midday 31st December - 10 am, 1st February for Lodges and Midday 31st December - 10 am 1st of March for caravans) we would suggest that all items of value i.e. videos, PCs and other portable electrical goods must be removed from the holiday home. The insurance policy referred to in the pitch agreement may not cover these items at this time.
(ii) At the end of the season all water pipes and systems connected to the mains must be drained. Owners are responsible for any damage incurred through freezing.
(iii) Each holiday home must be fitted with an approved functioning smoke detector.
(iv) Individual security alarms if fitted must be of the silent monitored variety; audible alarms may not be fitted.

2. VERANDAS AND OTHER STRUCTURES:
(I) No separate additional structures are permitted. This includes tents, trellis, fence and sheds.
(ii) Approved verandas or holiday home skirting must be erected by the park operator or their contractors and written consent must first be obtained. Existing balconies and skirts must be maintained to a standard acceptable tot he park operator.

(iii) Approved storage boxes only are permitted. Details area available from the park operator of the type and size.

(iv) Patios or additional paths are not permitted without permission of the park operator and once laid become the property of the park. No building work may be carried out on park by anyone other than the park operator or their contractors.

3. ELECTRICAL AND GAS APPLIANCES
(I) Any additional gas and electrical work carried out to your caravan must have a certificate by a GAS SAFE/NIECC registered person and be provided for inspection by the park operator when required.
(ii) It is essential that the manufacturers recommendations with respect to servicing of Gas appliances are followed and certified accordingly by a GAS SAFE registered installer.
(iii) No fuels or combustible materials other than Butane/Propane Gas containers for the use of barbeques may be stored on the park.
(iv) Please do not tamper with any electrical gas, water, sewage connection or apparatus on the exterior of the home, except for the purpose of switching them on or off.

4. EXTERNAL APPEARANCE
(I) The external appearance of the Holiday Home must be maintained to a standard and finish acceptable to the park operator and any work required to be the Holiday Home up to the acceptable standard must be carried out in a timely manner. Regular inspections will take place.
(ii) Each holiday home owner is responsible for taking refuse in a tied polythene liner to the allocated refuse point. Do not deposit loose refuse or litter of any kind on the park.
(iii) Neither clothes lines, nor the drying of clothes or towels on balconies or garden areas is permitted.
(iv) Plots and immediate surrounding areas must be kept clean and tidy at all times. The park operator and their contractors must have full access around the Holiday homes at al times. No articles may be stored beneath the Holiday home. Should the Holiday Home Owner fail to maintain this area to the satisfaction of the park operator, the work will be carried out by the staff and charged accordingly.
(v) Individual gardens are not permitted around each Holiday Home without the express written permission of the park operator. Garden ornaments are permitted, however, the Holiday Home Owner must gain written approval of the park operator as to the design and siting of ornaments.
(vi) External radio aerials, external TV aerials and satellite dishes are permitted, however, the Holiday Home Owner must gain written approval of the park operator as to the positioning of the aerial or satellite dish.
(vii) Signage may not be displayed in the windows or exterior of Holiday Homes except the number or name of the Holiday Home. No for sale signs may be erected or displayed except by the park operator.
5. REPAIRS AND MAINTENANCE
(I) All repair work covered by your sales warranty is carried out free of charge during working hours, however, there will be a charge for labour outside these working hours. For all other repair/remedial work undertaken not covered by a warranty there will be charges for both parts and labour. These charges are available from the park operator. All charges are subject to VAT.

6. USE OF YOUR HOLIDAY HOME BY OTHERS.
(I) Private subletting is not permitted. Holiday homes may be occupied by registered owners, close friends and owner\'s immediate families, being parents/parents in law, grandparents, grandchildren, sons, daughters, sisters, brothers and their spouses and children but not by groups or single sex groups under the age of 21.
(ii) The park management may refuse admission to or request the removal of persons using the Holiday Home if they consider it necessary in the interest of the park, park rules or other owners.
(iii) In the Holiday Home owner\'s absence the park operator reserves the right to affect any essential repairs to the Holiday Home at the owners expense. When the Holiday Home is unattended attempts will be made to notify the owner beforehand except in emergencies.

7. FIRE
(I) No external fires other than barbeques using approved portable appliances may be used and whilst using them they are to be used in a way not to cause a nuisance or hazard.
(ii) A fire extinguisher (FOC approved) in working order of no less than 1 KG weight dry powder must be kept inside each Holiday Home. Non-compliance may result in invalidation of insurance cover on your Holiday Home.
(iii) Fire extinguishers (water-based) are placed strategically around the park. Please familiarise yourselves with the location nearest your Holiday Home & the permissible usage of these fire extinguishers.

8. EMERGENCIES
(I) The park operator must be notified immediately when a 999 call has been made.

9. PROHIBITED ARTICLES
(I) Firearms, shotguns, air rifles, air pistols, crossbows, catapults, offensive weapons or other objects considered by the park operator to be dangerous or undesirable will not be allowed on the park.

10. MOTOR VEHICLES
(I) these are brought on to the park at owners risk.
(ii) a speed limit of 5 MPH applies on the park.
(iii) Car washing and repairs are strictly forbidden on the park.
(iv) Commercial vehicles or enclosed vans are not allowed on the park, without express permission from the park operator. Only one vehicle per holiday home is allowed to be parked in the location of the holiday home and only if spacing allows otherwise all extra vehicles must use the designated car park spaces.
(v) All motor vehicles must be properly licensed, taxed and insured.
(vi) All drivers and riders must hold a valid full, not provisional licence.
(vii) Vehicles must not be driven on the park after the consumption of alcohol.

11. BICYCLES
(I) These must be used on the roadways only and extreme care should be exercised at all times.

12. DOGS
(I) Dogs are welcomed provided they are kept on a leash and if left unattended inside or outside any Holiday Home do not become a nuisance to other Holiday Home users. If a dog is deemed to be causing a nuisance the Holiday Home owner will be asked to remove it from the park and the Park Operator reserves the right to ban the dog from the park. It is advisable that dogs should have a collar and tag with the owner\'s name. Dogs must not foul the park.

13. NOISE
(I) Radios, CDs, music systems and any other musical instrument must be used with discretion so as not to cause annoyance to other people and not at all outdoors.

14. BEHAVIOURS STANDARDS
(I) All owners, their families, friends and guests are kindly asked to ensure that they respect other\'s right to peace and tranquillity. Behaviour which is unbecoming, disorderly, indecent or in any way offensive or in breach of criminal law will not be tolerated and may lead to exclusion from the park. Park property must not be damaged or defaced. Malicious or criminal damage or theft will result in exclusion from the park.
(ii) Holiday Home owners undertake responsibility for themselves and for their guest\'s behaviour.
(iii) Three Palms Leisure Ltd cannot be held responsible for loss or damage to owners\' property unless we are at fault. In particular personal possessions should not be left unattended and valuables should be kept with you at all times.

15.CHILDREN
(I) we strongly advise that children must not be left unattended or without adequate supervision in Holiday Homes or elsewhere. Parents or those with parental responsibility will be responsible for the actions of their children.
(ii) Parents or those with parental responsibility will be held liable for damage caused by children under their care, whether on their bicycles or in any other way.

16. RECREATION
(I) Playing of ball games around Holiday Homes is strictly forbidden. Recreation areas are located nearby.
(ii) Kites are not permitted on specified parts of the park.
(iii) Quad bikes or on/off road motorbikes have been known to cause accidents and are not permitted.
(iv) The rules regarding the use of the swimming pool will be clearly on view in the pool area. Holiday Home owners and their guests must ensure that they are fully aware of these rules and observe them at all times.

17. PARK SECURITY
(I) We reserve the right to refuse entry in the interest of the park operator or other Holiday Home owners.

18. LAKES
(I) Water can be dangerous, deep, very cold and unpredictable, for these reasons keep away from the edge of any banks and the following rules apply.
(ii) Swimming and paddling are not permitted.
(iii) Use of boats and inflatables of any kind is not permitted
(iv) Children must be accompanied by an adult at all times when in the locality of any water.

THESE RULES SUPERSEDE ALL PREVIOUS RULES. YOUR ATTENTION IS DRAWN TO YOUR LICENCE AGREEMENT, WHICH SETS OUT THE CIRCUMSTANCES IN WHICH BREACH OF THE SITES RULES MAY RESULT IN TERMINATION OF THE PITCH AGREEMENT AND YOUR RIGHT TO REMAIN ON THE PARK.
THE COMPANY RESERVES THE RIGHT TO MAKE AMENDMENTS, ADDITIONS OR DELETIONS TO THESE RULES FROM TIME TO TIME AS IT CONSIDERS NECESSARY.
