Newlyn Court is easy to find. It is close to Squires Gate Lane, just off the A5230.
From M55, continue to Progress Way on the A5230. At the first roundabout, turn left. You will still be on the A5230. Take the third exit at the next roundabout, continuing along the same A-road. After two sets of traffic lights, you will find Squire Gate Lane. The residential park is just 200 yard along the road, on the right.

1 the park home my only be used as your main residence.
2 No person under the age of 55 may reside in a park home on Newlyn Court.
3 Sub-letting is strictly forbidden.
4 No dogs or cats allowed.
5 All homes most have a fire blanket, a 1.5 kg dry powder extinguisher, smoke alarm and carbon monoxide alarm.
6 You must not keep inflammable substances on the park except in quantities reasonable for domestic use, you also must not keep explosive substances on the park.
7 You must not have external fires, including incinerators.
8 Guns, firearms offensive weapons, shall not be used on the park and show only be kept with a licence from the police authority and written consent form the owner.
9 The use of generating plant is forbidden.
10 It is recommended that all park home gas electrical appliances are checked at least once every 3 years by a qualified tradesman.
11 All homes are to be fully insured to cover the structure of value of the home (new for old) and third party responsibility.
12 Homeowners must maintain the outside of their park home in a clean and tidy condition. Where the exterior is repainted or recovered homeowners must use reasonable endeavours not to depart from the original exterior colour scheme.
13 You are responsible for the disposal of all household, recyclable and garden waste in a proof containers through the local authority service.
You must not overfill containers and must place them in the approved position for the local authority service.
All hedge and grass cuttings must be put in the green garden bins provided a must be available for the gardeners use.
The grass in front of park homes must be kept free from flowers, plants, tubs, etc
14 Strictly no fencing allowed (unless approved in writing)
15 Only rotary clothes lines are accepted and these must be kept folded when not in use. No washing to be hung out on Sundays.
16 All store shirts must be a metal construction and not exceed 8 square metres in size. No structure to directed in the six metres between homes.
17 You must not use musical instruments, all forms of recorded music players, radios other similar appliances and motor vehicles so as to cause a nuisance to other occupiers, especially between hours of 11pm and 8am.
19 You must drive all vehicles on the park carefully and within the displayed speed limit of 5 miles per hour.

All vehicles must be taxed, insured and have a current MOT certificate.
