Description

Red Lion Park is set in the heart of the Kent countryside, but just four miles from the City of Canterbury, and four miles from the medieval town of Faversham, this Park comprises just ten Park Home Bungalows, all privately owned.   The Park benefits from a full twelve month residential licence and very few constricting rules.


There is main supply water, drainage, electricity and gas so no gas bottles to worry about.   Every home has it’s own meters for all supplies and the choice of which supplier to use.  Communal hidden refuse points collected weekly but some homes also have their own recycling bin which is put out fortnightly.


Satellite dishes and internet connection are in most of the homes, and again, the suppliers can be chosen and changed at any time by the Home Owner.   Homes for sale are rarely available.


The Park has been established for approximately 12 years and is very private.   The homes are set in a cul de sac style, therefore, offering good privacy.   Most are fenced all the way around.


Each home has private parking for two cars.  As the parking is on the front of the property, it is possible to install a charging unit for electric cars.  The Park is pet friendly and for the over fifties only.


Mobile Home Agreement is 2008, and benefits from the 2013 Mobile Home Act.   All documentation is in order, and has been recently checked over for accuracy.  The site fee is £51.25 per week and is fixed until 2023.   The low running costs, council tax band, insurance and maintenance costs far outweigh the cost of the site fee.   Council tax band A.   The main item of maintenance is the painting of the home every three years.    The paint we used is from Resitex, and costs around £150 each time.


Everyone is very friendly, but we do not live in each others’ pockets, and the neighbours are not nosey and you are not under surveillance all the time as we have heard about other Parks. The Park Owner lives away from the area, and visits when necessary, but does not interfere with any of us.   He makes sure the trees and common areas are neat and tidy but does not mind if we want to cut the shrubs back at any time.   The residents are all very proud of their homes, and they are kept tidy at all times.   Christmas lights brighten up the festive season with most of the residents joining in!


There is a mini plant centre and farm shop opposite the Park.   In Dunkirk and the nearby village of Boughton under Blean there are two pubs with excellent restaurants, hairdressers, Post Office, Garage and fuel station, Convenience Store, Primary School and three Churches.  Two very good Village Halls with many community activities such as Film Clubs, Yoga Classes, Auctions, Animal Shows etc to join if you want to.


We are on the main bus route to Canterbury and Faversham, and a few minutes away from the M2 for easy access to London and other motorways.
