The Lodge

Annual Costs
As the Lodges are approved for holiday use rather than permanent residential occupation, they are classed as commercial properties. Consequently, second home council tax does not apply, although business rates are payable and are included within the annual service charge. This is calculated in arrears (1 January–31 December) invoiced the following March and due 1 April. The 2026 charge is £2,981.15 + VAT. On purchase this year, your first invoice will be calculated pro-rata from completion, due 1 April 2027.
Ground rent - Index-linked to RPI and subject to VAT, payable in advance (1 April–31 March), invoiced annually in March and due 1 April. The 2026–2027 figure is £2,810.42 + VAT, calculated pro-rata from completion for purchases made this year.
Utilities - LPG gas, electricity and water are metered and billed directly by the utility supplier.
Insurance - Suitable insurance is required.
